Who We Consult
At the same time as checking your application for
compliance with the Regulations we also consult with other bodies.
Some of these consultations are mandatory, others are
voluntary.
Mandatory Consultations:
- Welsh Water
- Fire Authority
Voluntary Consultations:
- Environmental Health Department
- Engineering Section
- Environment Agency
Welsh Water
The Building Regulations require us to inform Welsh Water if you
intend to build over, or in close proximity to, a public sewer.
They can require us to add conditions to our approval or, in some
cases, reject the application and prevent development. If there is
a public sewer likely to be affected by your proposal, you will
need to enter into discussions with the Water Utility with a view
to possibly entering into a legal agreement with them.
Fire Brigade
The Building Act also requires us, for buildings other than
dwellings, to consult with the Fire Authority. Although means of
escape in case of fire is controlled under Part B of the Building
Regulations, the Fire Authority administer other legislation. Their
involvement with buildings is on an ongoing basis from completion
of building works.
When we are satisfied that your proposal will provide adequate
means of escape in case of fire, these plans are then forwarded to
the Fire Authority both for their information and for them to
comment.
