Appeals against valuation bands - General

You can appeal against your property's valuation band:

  • within six months of becoming the Council Tax payer, as long as the last Council Tax payer for the property did not make an appeal;
  • if there is a 'material reduction' in the value of your property (for example, if part of the property is demolished, or if there are physical changes to the area); or
  • if the Valuation Office change the valuation band.

The Valuation Office can increase the valuation band of a property if there has been a 'material increase' in its value (for example, if the property is extended). This increase in the valuation band will not take effect until you sell the property.

If you appeal against your valuation band, you must continue to pay your Council Tax bill while you are waiting for the appeal to be settled. We will refund any overpayment of Council Tax you make.

Appeals against 2005 valuation bands

If you think your valuation band is wrong, you can ask the Valuation Office Agency about the valuation and they may agree to change it. Their hotline number is 0845 6001748.

You can also make a formal appeal against the valuation by making a “proposal” to the Valuation Office Agency to put your property in a different valuation band.

You must make your appeal against your 2005 banding by 30th September 2006.

You can get more information on appeals against your 2005 banding at www.voa.gov.uk.
