Applying for Landlords Permission
Are you a Council tenant planning to carry out improvements to
your home? You should initially apply for permission form the
department before commencing any works. You can use the Landlord’s
Permission form for this purpose.
It is a Condition of your tenancy agreement that:-
Section 1 - Things You Must Do As A Tenant
3. Looking After Your Home
(viii) You must write to Your Landlord for permission (which
will only be given in writing) before You:-
- decorate the outside of Your home (Your Landlord may specify
the materials to be used and you must comply with the
requirements)
- or put up on the outside of Your home any aerial or satellite
dish for radio or television reception. Your Landlord will set out
areas where the dish must be placed and will monitor the actual
placing of the dish to ensure that you comply with the
instructions.
- or cut down or remove existing trees.
Section 2 - Things You Must Not Do And Must Prevent Your Family
And Visitors From Doing.
As the tenant You must Not do and YOU MUST ENSURE that others
living at Your home and any visitors do Not do any of the things
listed below:-
1. Unauthorised Home Improvements
- Make any alteration to Your home (which includes constructing
drives, hardstandings, outbuildings, pigeon lofts, garages or other
such structures) or to the boundary walls and fences without the
prior written permission of your Landlord.
- You, persons living at your home and your visitors must not
make any alteration to, or carry out works of any nature, however
minor to any electrical, gas or water equipment within your home,
without first obtaining the written consent of your landlord. Minor
work includes the painting of gas installations.
- If you wish to make alterations You must write to Your Landlord
and complete a landlord permission form giving details of your
proposal detail and ask permission. If permission is given there
may be conditions which may include time limits for completing the
works and the standard of workmanship needed. You will be
responsible for the payment of all costs involved including fees
for Planning Permission and Building Approval and any ongoing
maintenance costs. You may also have to put Your Home back in its
original condition at the end of Your tenancy. If you do not do so
Your landlord will charge You for the full cost of doing the
work.
- You must not make any changes or physical alterations to the
boundaries to your home without the prior written permission of
Your Landlord in accordance with Section 1 Clause 7 above.
Having Undertaken Approved Home Improvements - Permission Must
Have Been Received In Writing
Section 3 - Your Other Rights As A Tenant
7. Compensation for Your Home Improvements
A secure tenant will have the right to make a claim at the end
of the tenancy for reimbursement of part of the costs of certain
improvements (subject to certain conditions).
