Our service commitment
We will actively engage with our customers to provide high quality pre-application advice on all development proposals, offering an individual service with the primary aim of ‘Delivering Quality Sustainable Drainage Systems for Development Quickly’.
SuDS Approving Body
The Council’s approach to Sustainable Drainage Systems looks to place significant importance upon the provision of the best possible advice to a potential developer/applicant before and/or during a formal planning application is submitted.
The Council offers a pre-application service for its duty as a SAB under Schedule 3 of the Flood and Water Management Act 2010.
As part of the initial discussions any information submitted must contain:
- Flow routes
- Discharge points
- Contour plan
Fees and charges
From 1st April 2024
Pre-Application Advice Package (NOT including meeting with SuDS Approval Body)

| a. Minor Development (1-9 dwellings, between 100m² – 999m²) | £300 | Review the submitted details and information resulting a creation of a report with SuDS observations. |
| b. Major Development (10-24 dwellings, between 1,000m² – 1,999m²) | £600 | Review the submitted details and information resulting a creation of a report with SuDS observations. |
| c. Large Major Development (More than 24 dwellings, over 1,999m²) | £1100 | Review the submitted details and information resulting a creation of a report with SuDS observations |
The SAB will provide these discretionary services within 28 days of first submission of documentation and payment of associated fees, which are non-refundable. Please note: This service is separate from the pre-planning application service.

Pre-Application Service Protocol
The ‘SAB Pre-Application Service Protocol’ is intended to proactively represent the Council's service statement in respect of all pre-application services offered, chargeable or otherwise, and not only sets out the charging regime, but also details the level of information which should be submitted and the quality of response that is to be expected when engaging with the Council in pre-application discussions.
